Bright House aims to be that home for 14 lucky full-time assisted living residents, offering medically-skilled care in a respectful, self-sustaining community, and offering skilled nursing care for short-term residents. On our beautiful, newly remodeled 6 acre property (the former Wayfield Bed and Breakfast) in the small college town of Middletown, CT, Bright House brings together decades of experience and innovative, alternative visions of the potential in our elderly family members’ latest years.

The aging of the Baby Boomers is a well-known and much discussed fact of our times. More and more of this population, many of whom were instrumental in creating the counter-culture of the 1960’s and 70’s, are unhappily surprised about the options available to them as they age. Fortunately, just as AARP (formerly known as the American Association of Retired Persons) has become a major representative of this non-traditional group, elder-care alternatives along the Eden Care model are being founded.

Our own experience, based on years of caring for elderly patients, is that people seeking assisted living care and skilled nursing care have many of the same needs:

Similarly, the families of people seeking caring environments have their own set of needs they are seeking to fulfill:

  • Peace of mind about their loved-ones’ physical and mental state
  • Relief from the time-consuming job of caring for their family members themselves
  • Relief from the feelings of guilt which often overcome them when they find they do not have the physical, emotional, or intellectual resources to personally provide appropriate care for those they love

The big, unstated elephant-in-the-room for families seeking care is the feeling of being a bad daughter or son or spouse, who is not willing or able to put her life on hold to take care of a much-loved family member. There are a number of different options for families seeking nursing home care, from in-hospital recovery centers, to for-profit chains, to specialized care for people with Alzheimer’s, AIDS, diabetes, and so on. The specialized care facilities, which are usually nonprofit, and offer individualized nursing care, come closest to our care model, but are usually reserved for people with a particular ailment in need of intensive medical assistance.

We are basing our Market Analysis on data from Middlesex and Hartford counties, affluent portions of which, such as Glastonbury, are within a short drive of our facility.

Base Numbers for private residents:

The current total population of residents 65 and older, according to the 2000 U.S. Census, is 155,071 in Middlesex County, and 857,183 for the same group in nearby Hartford County. (The percentage of elderly in both counties is slightly higher than the 12.4% of the overall Connecticut population.) Our projections reduce that number by 70% to account for those healthy enough to care for themselves, or with family members able to care for them, leaving us with a total potential market of 303,676. We then reduce that number again by half to get the total potential customers living within a 35 minute drive of Middletown (these are small counties, and we are situated at their juncture), leaving us with 151,838. Of these, we estimate roughly 8.5% will have the means ($150,000 or more family income) to pay for full-time private care at our facility (based on the 2000 census data about Connecticut income).

This leaves us with roughly 12,906 nearby upper-income residents of Hartford and Middlesex County who are 65 or older, and in need of medical or other daily assistance in their living situation. To project into the future, we again looked to the 2000 Census. The Census’ Projected Population of Connecticut is as follows:

While the overall population of Connecticut is projected to decline over the next five years, before rising again, we know that the proportion of the overall population age 75 and older (our target market age) is slowly rising. We therefore include a modest projected increase in potential customers of 1% over the next five years.

Medicare residents and short stays:

A study published recently in the journal Health Affairs by Morrissey, Sloan, and Valvona found that the proportion of Medicare patients transferred to post-hospital care has doubled since the Prospective Payment System (PPS) was introduced. Rather than staying in the hospital until recuperated, the current system preferentially delegates recovery care to private non-hospital facilities, leaving room in hospitals for urgent or crisis care. We base our projections for Medicare residents on the same figures listed above, but looking at the percentage of elderly with family incomes between $30,000 and $75,000 dollars,* rather than just the highest bracket, we get 40% of the population, or 60,735. We apply the same conservative 1% growth rate, below.

The most common issues involved in their decision are distance from their home(s), affordability, quality of staff and facilities, and particular medical specialties necessary for their family member. Families will usually choose the highest level of care affordable within 45 minutes to one hour of their homes, in order to make visiting their family member easier.

  • Nonprofit, religious based, located in a hospital

The Grimes Health Center, like many religious care centers, is nonprofit, and has a slightly higher rate of nursing hours per resident day than the for-profit centers, despite its large size. Quality of care, however, is noticeably higher (3 deficiencies in inspection, compared to 11 at Fox Hill).

Leeway, Inc., New Haven

  • 4 deficiencies

Leeway is a typical specialized private (not in a hospital) nonprofit care facility. It is much smaller than the other two described, has the highest rate of nursing care per resident day, and high quality marks in inspection. Its small size and nonprofit status allow it to focus on providing individual attention. Leeway is Connecticut’s first and only skilled nursing home dedicated solely to the treatment of people living with AIDS.

Our advantages

Although the hospital model of care practiced in most nursing homes provides good results for Medicaid and Medicare billing purposes—that is, easily quantifiable lists of procedures and medicines administered, test results, and billable nursing hours—it does not provide good quality of life for residents (or "patients," as they are referred to in the hospital model).

Acknowledging that where they live is their home, and belongs to them, not to the medical staff, we have established a facility that not only meets their medical and physical needs, but one that also nourishes their social connections, individual dignity, and personal preferences. Each resident has a private room with bath, opening onto a central shared common area containing the kitchen, living room, and dining room, where all meals are shared communally at our 15 foot farm-style dining table.

Far more devastating than physical illness to our elders, is lack of purpose. Studies have shown over and over that seniors who are engaged in activities they find meaningful are far more likely to retain mental acuity, physical health, and emotional well-being. Although the hospital model tries to provide such stimulation, its "activities" are usually organized by staff, with little or no input from "patients," and become just one more set of required tasks for all involved. At Bright House, we have already begun working with prospective residents to identify areas of interest and methods of community involvement that will appeal to them.

Keys to Success

We have identified four keys to success for Bright House:

  • We offer more resident-oriented, small-scale, home-model care than our competitors;
  • Our innovative use of Elder Assistants lowers the cost of providing this care considerably;
  • Our fair wages and team structure lower dissatisfaction, and thus turnover rates among our staff;
  • Our on-site Skilled Nursing Facility ensures continuity of care when our residents need more intensive assistance.

Marketing & Sales

Marketing plan.

The main means of marketing for Bright House is through word of mouth. Due to our respectful and medically skilled staff we trust our business to speak for itself. Therefore, we don’t need much marketing. In addition to word of mouth, we will offer tours Monday-Friday. These tours will allow us to show off our beautiful facilities, and will hopefully draw in more potential residents. Lastly we will have a website that we will use to promote our tours and will serve as marketing to our more tech-oriented customers.

Our sales will mostly come from tours, but some will come from our website as well. Our space is limited, especially for full-time residents, so potential customers will need to go through an application process. People are able to fill out an application in person at our main office, or can submit an application online. If the application is approved, we can talk to the family about the specific needs of the resident and when they can move in!

Locations & Facilities

We have now nearly completed the five-month renovation of the former Wayfield Bed and Breakfast into our two main facilities. The main building will house our privately insured, assisted-living residents. The skilled nursing facility across the courtyard offers more intensive care for post-operative and recovering temporary residents, as well as providing a setting for increased care for our residents as needed.

Each resident in our assisted living retreat will have a private bedroom and bath, opening onto a central social area containing the living room, dining room, and kitchen. We have two larger rooms that can accommodate married couples who move in at the same time, for a total of 12 rooms, holding up to 14 residents. Each room is wheelchair accessible, and can accommodate maintenance machines such as oxygen.

Middletown, where we are situated, is centrally located 25 minutes from Hartford, and 30 minutes from New Haven. Middletown is a small college town, with an ethnically and economically-varied population.

In addition to our advanced medical equipment, the main use of technology at Bright House will be the installation and use of our computerized medical record system. The benefits of this system (described in the Start-up Summary, above) are numerous. The system will also allow residents to access their own individual records with a password at will, to ensure that they understand as much as they can about their own situation, and how to maintain their health.

We are working carefully with DigInfoMedTel to ensure that all of our technology meets Health Insurance Portability and Accountability Act (HIPAA) standards before implementation. We will hold a series of HIPAA trainings with the software in mid-December to ensure that our staff is fully-knowledgeable in this area.

Ownership & Structure

Bright House is chartered as a nonprofit 501(C)(3) corporation in Middletown, CT, with the goal of providing holistic and respectful assisted living and skilled nursing home care to a small group of elderly residents. Our primary location is the old Wayfield Bed and Breakfast, on Farmer’s Road, which we have spent the last five months converting into a two building nursing home facility in line with Eden Alternatives "Greenhouse" model for enlightened elder living. (See architectural drawing, attached.)

Caregiving Management

Bright House offers a different management structure from that of the typical hospital-model nursing home. Our primary caregivers, the 6 Elder Assistants, work as a self-managed team, meeting with the Medical Director and the nurse on-call every morning to coordinate care for the coming day.

Although the Medical Director has the ultimate responsibility for the health and well-being of all residents and visitors, the nursing and caregiving staff, with their different kinds of knowledge about the residents’ physical, social, and mental well-being, are expected to note, discuss, and recommend courses of action for all residents who, in their combined estimation, need help.

A 2001 study by the Robert Wood Johnson Foundation found that the small percentage of Chief Nursing Officers reporting no nursing shortages in their facilities at the time of the study cited formalized programs focused on the needs of, and professional recognition for, their nursing staffs as the reason for their adequate staffing. Our compensation packages, management structure, and caregiving requirements are designed to continually remind our LPNs and Elder Assistants how very valuable they are. 

Dr. Mildred Johnson is our Medical Director. Dr. Johnson has served as the head of Gerontology for six years at The Connecticut Hospital, and oversaw the creation, last year, of their Elder Assistant training program, which provides certification for Certified Nursing Assistants (CNA) to provide in-home hospice and respite care. Dr. Johnson has 20 years of experience working with elderly patients in this area, and has been integral in designing the physical layout, management structure, and priorities of Bright House.

The rest of our already-hired caregiving staff brings a whopping collective 75 years of professional experience in caring for elderly patients.

Financial Management:

Madeleine Morgan has been overseeing financial management of nonprofit organizations in Connecticut for 27 years. She became involved in our project when her mother developed a long-term care plan with Dr. Johnson which included home-based hospice care. "I wish everyone could have the same love and attention Dr. Johnson showed to my mother," Madeleine said. Ms. Morgan will be in charge of all financial operations at Bright House, overseeing billing, personnel payment and benefits, and development efforts.

Advertising and Marketing:

We are fortunate to have a skilled public relations officer in our group. Janice Ruthers is a retired ad executive living in Middletown with her husband (a professor at the university). She will be working 20 hours per week in our offices as a volunteer for the first two years of our plan, helping us design advertisements and brochures, and to plan events like our Open House in December to let the public see the results of our efforts.

5.1 Management Team Gaps

We still need to hire one swing-shift LPN, and one Elder Assistant. We are currently recruiting through Dr. Johnson’s connections at The Connecticut Hospital, and expect to complete our team by mid-December, at the latest.

Key assumptions.

A "full" elder care facility is generally 90% to 95% full. Our non-standard model allows us to forecast for full occupancy in the main building, since turnover rates for assisted living residents are expected to be quite low (1-2 per year, at most). The skilled nursing facility, on the other hand, requires a certain number of empty beds to offer the flexibility needed to accommodate shorter stays. We therefore are projecting reaching "capacity" of our eleven-bed facility at 10 full beds.

Our resident monthly prices are based on the current Medicare nursing-hours-per-resident-day rates for our kind of services. Medicare patients are billed at roughly $135/day for nursing care, not including the cost of any medication to be administered by our staff. Our private patients are billed at a slightly higher rate to account for the low Medicare reimbursement rate, but also to pay for the extra benefits they receive as part of living at Bright House. Our rates are roughly 2/3 of our nearest competitors, the difference being made up for in donations, and savings gained through staff retention and the use of highly trained, flexible, Elder Assistants.

The small size of our facility allows us a cost savings on maintenance and grounds.

One other important assumption concerns payables: We have assumed collection days of 60, which averages our private residents’ monthly up-front payment, and the typical 60-90 day reimbursement rate from Medicare.

Start-up Expenses

One of the largest items in our Start-up budget is a computerized medical records system. Preliminary designs of this system have already been constructed by DigInfoMedTel. In addition to the obvious benefit of allowing multiple care-team members to easily exchange information as they change shifts, this system will allow our residents and staff to keep track of chronic conditions, monitor gradual but serious changes in condition which might be overlooked in day-to-day interactions, and corroborate quantifiable medical data for our Medicare patients in the skilled nursing facility.

Start-up Assets

Long-term assets include our existing location, the former Wayfield Bed and Breakfast, currently assessed at $400,000 including renovations. The location was willed to us by Evelyn and Jack Bright last February, with the condition that we include a small Medicare facility as part of the overall plan. This category includes new Long-term Assets needed as follows: $200,000 for (long-term, resalable) medical equipment, and $150,000 for initial furnishings, after the renovation.

Medical Equipment:

Furnishings:

For the common areas of both buildings, we will need couches, self-lifting recliners, tables, and chairs suitable to our residents’ needs. We have allocated $35,000 for furnishing the four common rooms.

Each private room will need a hospital-capable bed, linens, a dresser, and a phone, at the minimum. With the remaining funding, that leaves just over $6,000 per room. This budget will allow us to provide attractive, functional, and comfortable surroundings to our residents in their new homes. Each bedroom in the main building will have enough remaining space that residents can bring plenty of familiar furniture with them (up to two side tables and wingback/reclining chairs, and a second dressing table or its equivalent).

A big part of that senior population is the baby boomer generation, currently between 54 and 72 years old.

Baby boomers occupy a unique consumer position: Not only are some of them seniors themselves, but because Americans are living longer, many of them are also buying products and services for their parents. Many are also affluent. Overall, the spending power of Baby Boomers is expected to reach $15 trillion worldwide by the end of 2019.

Here are 8 growth industries related to seniors and ideas for businesses you can start to serve them.

  • Senior care consultant:  These professionals help find the best living arrangements for seniors, whether that is at home, daycare, or a senior living facility. You’ll work with community services and local government agencies that help seniors to get client referrals.

A hot meal on wheels would give a new life to a senior person who cannot shop or cook.

7. Relocation Services

This service is similar to helping individuals in packing and moving for house relocation. The difference is that here you will have to take up the entire responsibility in serving the elderly people. Your clients will be the ones who do not have anybody to assist them in relocation. When these people approach you, you will have to take care of all the work included in shifting.

It starts from packing the items from the previous house and shifting to the new house. The last part will be making the new house ready for living and for this you might have to cover all the work from getting a milkman till paying the electricity bill. The income you earn is generally high because the service is of high level engagement. Have enough workers to do the errands to serve your clients better.

Invest your money in wheelchair and walking equipment manufacturing and contact NGOs or Hospitals to supply these.

Business Plan for a New Old People’s Home

4.41 Introduction

In addition to analysing the data that was collected on the opinions of respondents, a business plan for a hypothetical home was written. This was done to ensure that conclusions on the viability and sustainability of Old people’s Home as a business in chapter five are valid and reliable. This section contains a discussion of five important forecasted statements namely: Income Statement, Balance Sheet, Cash flows, operating budget and Breakeven Analysis. A financial Analysis using budgeting techniques is also discussed later in this section. To enable readers to fully understand these forecasted statements, each of them is explained before it is discussed in relation to the hypothetical home.

Based on the nature of this section as a forecast, certain assumptions were made and each of them will be discussed and justified as well as the key calculations that contributed to making the projections. Projections were made for a period of five years. Tables and other evidence of calculations are all included in the appendices section. Figures in this section were converted to dollars using a dollar-cedi rate of $1: GHS 3.82 as recorded by the bank of Ghana, by close of day on 15th April, 2016 (Bank of Ghana, 2016).

Initial cash outflow is the amount of money that is paid out at the beginning of a project or investment (Investopedia, 2016). In other words, it is the amount of money that is used to start a project. It is made up of all initial costs.

To commence all forms of calculations, a list of items needed for the business was compiled in Table 3. The price of each item was estimated using its existing market prices. To determine how much money will be required to start the business, the prices of all the items were summed up and added to other costs and capital expenses. This is shown in Table 4. The initial capital that was invested into the business was GHS 244,192 ($63924.61).

4.41.2 Source of Financing

Considering this hypothetical home is a new business, a decision needs to be made on how to raise the start-up capital. In order to raise the amount of GHS 244,192 ($63,924.61) to start the business, the 70: 30 financing decision was chosen. This means that 70% of the amount was raised from debt, in other words, borrowed from a bank and the remaining 30% was raised from equity which involves the owners own money and donations from family and friends. The amount borrowed is assumed to be borrowed at Ghana’s current lending rate of 26% (Trading Economics, 2016). Using the 70:30 ratio, it is assumed that GHS 170,934 ($44,747.12) was raised from debt and GHC 73,257.6 ($19,177.38) was raised from equity. Other options which were considered are shown below in table 5.

The first option was chosen because it is cheaper. Most private businesses use this. It allows firms to enjoy tax benefits. Also, it makes management disciplined so as to ensure that the firm raises enough money to pay for the debt (Damodaran, 2009). 4.41.3 Net Working Capital

Working capital is the amount of liquid assets which a firm has at hand and uses to cater for unexpected and planned expenses. It is also used to meet the business’s short-term responsibilities and obligations (Capital Investment, 2016).

For this business, the net working capital is assumed to be GHS 1,835($480.37) in the first year which increases to GHS 1,204,884($ 315414.66) by the fifth year. The reason for the increase in working capital is as a result of an extra loan that was borrowed in the 2nd year to cater for the increased operational expenses. The operational expenses is assumed to have increased because the number of inmates increased by 2 in the second year.

4.41.4 Sales Projections

The following assumptions were made in projecting Sales for 5 years.

1. Considering that this is a new business and many people do not know about its existence, it is assumed that patronage is low and so only 15 old people will be enrolled in the home in the first year.

2. 5 of the 15 inmates are assumed to require extra care as a result of certain serious diseases that demand extra care. Examples of these diseases include Stroke, Asthma, Arthritis, Dementia and the like. This assumption is as the product of

another assumption that, out of every three inmates, there is one of them that would require extra care.

3. Fees are paid in 4 monthly instalments within every year where the first is due before the end of March, the second in June, the third in September and finally the rest in December.

4. Each inmate pays a fee of GHC50 ($13.09) a day. This estimate is based on the fees of an existing Old people’s Home.

5. Inmates with special cases are required to pay GHC 15 ($3.93) each in addition to the GHC50 ($13.09) fee.

6. Each year after year 1, the number of inmates enrolled in the home will increase by 2. This is because based on advertisement and word of mouth recommendations by families who enrol their elderly in the Home, at least 2 more inmates will be added. Also, inmates with special cases will increase by 1.

7. Every year, fees paid per day will increase by GHC10 ($2.62) and Special case fees by GHC 5($1.31). The reason for this increase is as a result of inflation in Ghana thereby causing the general increase in the prices of goods and services. 8. The business operates on a “No Credit Policy” and so there will be no bad debts Based on the projections made for this business, the business will start with 15 inmates and by the fifth year will have 20 inmates. In the first year, the business will make GHC63,000 ($15,750) in sale per quarter. Assuming there are 5 among the 15 inmates who require extra care, those 5 inmates will add an additional GHC 6,300 ($1,575) to sales. At the end of the year, the business will generate revenue of GHC 277,200 ($69,300). Following the assumption that each year after the first year, the number of inmates enrolled in the home will increase by 2 and fees paid per day will

increase by GHC10 ($2.62) for regular inmates and GHC15 (Basic 10 plus the extra 5) ($3.93) for inmates with special cases, revenue from sales will reach GHC546, 000 ($142,931.94) by the fifth year.

4.41.5 Operating Expenses Budget

Operating costs for the business include salaries, utilities, cost of errands for the business, advertisement and miscellaneous expenses. The estimated budget for each cost per month is GHS 5,850 ($1,531.42), GHS 600 ($157.07), GHS50 ($13.09), GHS100 ($26.18) and GHS1,300 ($340.31) respectively. Projections for the years after are made on the assumption that operating costs will increase by 20% every year after the first year. This assumption is backed by the current inflation rate of 19% as discussed in the pestle analysis and the likelihood of it increasing in the years to come. As a result of this 20% growth, operating cost per year will sum up to GHS 94,800 ($24,816) in year 1 and increase to GHS196, 577 ( 51,459.95) by the fifth year. 4.41.6 Statement of Cash Flow

The cash flow statement is a financial statement that reports the cash generated and used in a business during a given period (Averkamp, 2016).

This statement shows the flow of cash in and out of the business (Wasserman, 2016). The statement shows the receipt of cash and the payment of expenses. Table 9 shows that there will be a cash balance of GHS10,723 ($2807.07) in the first year which will increase in every year after year 1. By the fifth year, the business will realize a cash balance of GHS 1,213,772.41 ($317,741.47).

An income statement projects revenue and expenses and determines whether a company will be profitable during a given period of time (Haden, 2016). It helps to assess the final performance of a business (Investopedia, 2016). Projections of income in table 10 reveal that the business will make profits every year within the first five years. Profits in year one will be GHS 80,830 ($21,159.69) and will shoot up to 252, 487.82 ($66,096.29) in the fifth year. There will be no losses within these years. 4.41.8 Balance sheet

This statement provides a description of the company’s cash position. It shows the company’s financial health (Haden, 2016).The statement shows all assets owned by the company. It also shows the credits owed by the company in the form of liabilities. Shareholder’s equity is the rest of the assets that are not used to pay liabilities. The shareholder’s equity also shows the total net worth of the company (Carrel, 2016). This business can be said to be financially healthy because in table 11, it shows that the company has more assets than liabilities and will be able to use it to pay off its liabilities. 4.41.9 Break even analysis

This is an analysis that determines the point at which the company’s revenue will be equal to costs. For this business, the company will break even when it has 14.27 inmates which is about 15 inmates. Since it has already been established that the company will have 15 inmates in the first year, it can be deduced that the company will break even in the first year. This can be seen in table 12.

However, even then, senior-related businesses are usually restricted to offering care, mobility products and cleaning services. There are plenty of other ways to get involved and start appealing to an older audience, but it does take a bit of research and important considerations.

While often the most common type of business that appeals to older audiences, there are many ways to go about it that can increase your chances of standing out.

For starters, you could purchase a senior care franchise instead of starting your own brand. This will give you a lot more safety and it could potentially draw in more customers. Old Age Homes

Old age homes are meant for senior citizens who suffer with a problem in staying with their children at home or are destitute. These homes are for older people who have nowhere to go and no one to depend on… These homes create a friendly and family like atmosphere for the elderly people where they can share their joys and sorrows and live happily. Old Age Homes are pretty developed in United States, United Kingdom and there is recent development seen in the construction of Old Age Homes in India.

These old age homes have special medical facilities for senior citizens such as mobile health care systems, ambulances, nurses and provision of well-balanced meals. So basically, it is a housing project for senior citizens of that country.

Old Age Homes have two main categories:

  • Homes providing free Accomodation
  • Homes working on a payment basis

Apart from food, shelter and medical amenities, old age homes also provide yoga classes to senior citizens. Old age homes also provide access to telephones and other forms of communication so that residents may keep in touch with their loved ones. Some old age homes have day care centres. These centres only take care of senior citizens during the day.

Location of Old Age Homes

  • Studying the location of the structure is the most important factor. This will help us determine the climatic conditions of the place. Orientation of a building with respect to climatic conditions of the place.
  • Location of an Old Age Home is of prime importance.
  • It could be a part of the urban setting or it could be in a rural area. It depends on the kind of people that are going to stay in it.
  • Some people prefer idyllic areas while some would like to live in close proximity to the quick facilities of the city.
  • An Old Age Home should be preferably located in a calm, pollution free environment with all the basic necessities that are required for any comfortable housing project.

Design Concept for Old Age Homes

  • Design of Old Age Homes depends on the social and economic status of the people who are going to reside in the homes.
  • They could be the dormitary type, independent rooms or cottages…
  • The rooms should be well-ventilated.
  • Designing a ground Floor in an Old Age Home is of utmost importance. Possibly all the basic facilities in the home should be provided on the ground floor. If this is not possible and if upper floors have to be built then a sloping ramp has to be provided for facilitating easy passage of wheel chair and make movement of people with crutches easier.
  • The toilets and bathrooms should have rough flooring so that the elders do not slip. Suitable railings should be provided for support.
  • Recreation rooms and rooms for medical care should be built.

Working Staff in the Old Age Homes

  • An administrator is must for the homes of the aged who will be responsible for the running of the home.
  • Supporting staff such as clerks, cashier cum accountant, nursing staff, attenders, maids and a cook are the basic required staff for the efficient running of a old age home.

Helpers at Old Age Homes

  • A medical officer will be needed to attend to the health needs of the inmates. If the home is very close to a hospital where emergencies can be treated then, it may be enough to avail the services of a Doctor, who works there part-time.
  • A nutritionist can play an important role by providing special attention to the nutritional requirements of the residents. At least a part-time nutritionist should be appointed.
  • A professionally qualified social worker is an essential member of the team of personnel.
  • Wherever possible nursing staff and health care workers trained in Geriatric care should be appointed.
  • There is a need for helpers in the Old Age Homes who will take care of the Old people and help them move around…
  • After figuring out the staff requirements for the Old Age Homes, we can determine the amount of space required for their offices and construction of quarters where they can stay while on job.

Medical Care Facilities in Old Age Homes

There should be a sterile store room where all medicines and medical accessories that may be needed for treatment of the residents are to stored as per the advice of a general physician.

Medical care facility in Old Age Homes

  • There are certain instruments that are necessary for the medical treatment such as Oxygen cylinders, suction apparatus and intra-venous sets should be readily available. Drugs should be replaced periodically, considering their expiry date.
  • Transport facilities such as ambulances or any other vehicle that is similarly equipped as an ambulance should be available in case there is a need to rush them to the hospital for intensive care.

Recreational Facilities in an Old Age Home

  • Provision of recreational facilities is must. Old people also need entertainment so that their mind does not remain idle. This will help their life become lively and happy and keep them away from any kind of depressing thoughts.
  • Facilities such as small reading area, televisions, video players, newspapers and books should be provided.

Sports in Old age Homes

  • Not all old people like sedentary lifestyle…Depending on the extent of the physical activity of the residents other facilities for active sports such as: tennis, table tennis, squash can be provided.
  • A small computer room could be provided for accessing the internet which is a must in today’s world. That will keep the residents mentally active and aware of the world outside…

You will have to work on it yourself. I would advise you to get landuse maps of your city and study the scope of your proposal in different areas. Only after you can justify why your proposed building will serve the area in a positive way that you claim it will, your site selection process will be complete.

The idea of old peoples’ homes in Ghana has not catch up with us in Africa in general and Ghana in particular. This is basically because of our cultural setting where families take care of the elderly at home. Things are changing very fast now because of urbanization where the younger generation leaves the elderly at home to ‘fend’ for themselves. Moreover there are several elder generation who had live outside in Europe and America and would like to settle at home. There is therefore the potential for the development of these kind of homes in Ghana. Our organization has acquired large tract of land at water front which can be developed and are hereby seeking for financial support in this endeavor.
