As we have discussed before, packaging is extremely important. It’s been said that customers actually form an impression of a brand within the first seven seconds from the moment they see it, and what do they see first? The packaging.

Every year 95% of new products are said to fail due to the fact most customers make their decision based on first look. If they see another product that has better presentation, they will more likely choose that one over another product that has bland outer packaging – it makes sense really and we have probably all been in this scenario and done the exact same thing.

Presentation packaging should be easy to open with clear instructions, it should protect the product inside and be made to fit the product perfectly, and it should be eco-friendly due to being usually made from corrugated cardboard. It should also include more detail about the product on the outside of the package with labels such as “fragile” or “do not cut” to provide just that extra bit of detail to let couriers know how the package should be handled.

  • Corrugated cardboard : the most common material used and is the preferred material these days due to its low cost and lightweight qualities, corrugated cardboard is also easy to print on which is great for presentation packaging. However, this material is not the best option if trying to ship particularly heavy products.
  • Metal and plastic boxes: also known as “presentation containers”, these are the more expensive choices but with less printing options. Metal and plastic boxes are the best option if you are wanting to ship heavy or bulky items.
  • Alternative materials: presentation packaging can also include alternative materials such as wood or mushroom-based.

  • Animation: this feature makes presentation package different from other packages. It allows users to create motion effect on their slides.

Using Presentation Package Microsoft PowerPoint 2007

How a window displays depends on the size of the window. Resolution determines how much information your computer monitor can display. If you use a low resolution, less information fits on your screen, but the size of your text and images are larger. If you use a high resolution, more information fits on your screen, but the size of the text and images are smaller.

Microsoft Office Button: in the upper-left corner is this button. You can use the menu to create a new file, open an existing file, save a file, et c.

Quick Access Toolbar: this tool providers you with access to commands you frequently use. The save, undo and redo appear on the Quick access toolbar.

Title Bar: it displays the name of the currently working presentation. PowerPoint names presentation start with Presentation1.

Ribbon: this is located near the top of the PowerPoint window, below the Quick Access toolbar.

Ruler: rulers are vertical and horizontal guides. Thy are used to determine where you want to place an object.

Slides, Placeholders and Notes: slides appear in the center of the window to create your presentation. Placeholders hold the objects in your slide. You can use placeholders to hold text, clip art, charts, and more. You use the notes area to create your notes. You can refer to these notes as you give your presentation.

Status Bar, Tabs and View Buttons: The view buttons appear near the button of the screen. It is used to change between Normal view, slider sorter view, and the slide show view.

Zoom: Thisallows you to zoom in and zoom out on the window. Zooming makes the window larger so you focus on an object. Zooming out makes the object smaller so you can see the entire window. You can click and drag the vertical and horizontal splitter bars to change the size of your panes.

To open the Ms PowerPoint application: click on START button, navigate to All programs, navigate to Microsoft Office, click on Microsoft Office PowerPoint.

Creating a New Presentation : PowerPoint presentation can be created on slides. Use layouts to organize the content on each slide. PowerPoint has several slide layouts. You can add effects such as theme and backgrounds to slides. Themes are set of colours, fonts, and special effects. Backgrounds add a coloured background to your slides.

Inserting the Contents : PowerPoint displays default slides in the slide pane when you open the package.

To Enter Text : click and type the title of your presentation in the “click to add title area”, “click and type a subtitle in the click to add subtitle” area.

To Insert Graphics or Pictures: Click in the “click to add title” or “click to add subtitle” area, press the enter key to bring the cursor down, from the ribbon bar, click on the insert menu, select the type of graphic options from clip art, select shapes, and pictures buttons from the menu.

To Add Clip Art Object : Click on clip art button, in the search for textbox, type a general description of the graphics you want to insert, then click on the ‘Go’ button., click on any image from the list of displayed graphics to insert into the slide.

To Add Picture Object : Click on picture button, the insert dialog box is displayed, cick on the location of the picture on the computer from the look in options, click on the desired image and click on insert command button. The picture is inserted into the slide as desired.

To Choose an Effect : Select the object you want to animate, choose the animation tab, click the custom animation button, the custom animation button pane appears, click the Add Effect button a menu appears, choose the type of effect you want. A submenu appears, click the effect you want, PowerPoint applies the effect.

To Add New Slides : Choose the Home tab, click the New slide button in the slides group, the office theme dialog box appears and displays several layout templates, click the layout you want, the layout appears in the slide pane of the PowerPoint window. To add text, click inside the placeholder and type. To add additional slide to your presentation, right click the slide layout, a menu appears, click layout and then click the layout you want, choose the Home tab, click the New slide button, select from the options.

To Save a Presentation: Click on the office button, select save from the options displayed, select the drive you want to save the document, click on the file name, type the desired document name, click on the save button.

To Run a Slide Show : Choose the slide show tab, click the “from the beginning button” in the start slide show group, click the slide show icon on the bottom right corner of your screen. Your slide show appears on your screen.

To Print Presentation : Click the Ms office button, a menu appears, choose print, click print preview, click the down arrow next to the print what field in the page setup  group and then select what you would like to print. A preview appears on the screen, click the print, the print dialog box appears, click the down arrow next to the colour/grayscale field to select whether you want your slides to print in colour, grayscale, or black and white, click ok.

To Close Presentation : click on the close button from the title bar.

Just like CustomShow, ClearSlide has a niche focus for companies. The platform is targeted at firms looking to generate successful marketing campaigns, pushing sales via presentations (and more), not least through a range of analytics and metrics to work for sales and marketing.

With the product, you can upload a range of files, including PowerPoint, Keynote, PDF, and Excel. ClearSlide is integrated with other platforms, including Google Drive, Dropbox, and Salesforce.

This system is pretty complex and may offer too many irrelevant features for some businesses, but you can create customized content that reflects your company and the message you’re trying to get out to customers. There are also some good metrics and analysis features, and you can sign up for a free trial before making any decisions.

The real strength of ClearSlide comes from its focus on sales and marketing data, not least being able to track user engagement alongside other metrics.

4. Haiku Deck

Any presentation app will allow you to personalize your slides to at least some extent, but Haiku Deck goes one step further than the competition. It comes with a wide range of themes suited to different needs, and you also get access to 40 million free images from the Creative Commons collection.

When it comes to creating a presentation, you have the option to do so on the web, which means your presentation is accessible across a range of mobile devices as well as desktops. Regardless of the device used, you’re able to select from a variety of different fonts, layouts, and filters to make the perfect presentation.

The great thing about these various customization options is that they’re categorized into different industries and use cases. For instance, you’ll find themes for teaching, cooking, real estate, and startups. Most of the features require you to be online, but hopefully, you’ll have a sturdy net connection wherever you go.

It’s all too easy to end up creating a presentation that’s unappealing, and the last thing you want to do is make the audience fall asleep. SlideDog lets you combine almost any type of media to create a rich presentation that’s sure to keep the viewers’ peepers open, avoiding the ‘cookie cutter’ look that makes presentations seem dull.

Marketed as a web-based multimedia presentation tool, it gives you the ability to combine PowerPoint presentations, graphics, PDF files, Prezi presentations, web pages, pictures, videos, and movie clips. You can drag these into custom playlists and display them to your audience with ease.

You’re able to remotely control your presentations and playlists from your smartphone, the web, or a secondary computer, and there’s also the option to share slides in real-time. Audience members can even view your slide from their own devices by clicking a link. That’s a handy feature if you’re looking to create an immersive presentation experience.

SlideDog is probably the cheapest of the presentation software featured, with a free account that will cover the essential features. However, for live sharing and premium support, you need to upgrade.

Prezi is one of the more unique presentation tools. Instead of presenting your graphics and text in a slide-to-slide format, you can create highly visual and interactive presentation canvases with the goal of “emphasizing the relationship between the ideas”.

Presentations can also be tailored to the specific audience, as this is a flexible platform that’s capable of skipping ahead, or veering off into a side topic, without having to flip through all the slides to get to a particular bit.

For business users, there are a variety of handy tools available. By downloading Prezi , you can build and edit presentations with your colleagues in real-time, which is perfect for companies with teams based around the globe.

When you have created a presentation you’re happy with, you can present it live (in HD) and send a direct link to viewers. There are some analysis tools here, too – you can see who’s accessed your presentation, which parts of it, and for how long. The app is available for Mac and Windows devices.

Other presentation software to consider

Google Slides  is part of the Google Workspace (formerly G Suite) office platform intended as an online alternative to Microsoft Office. It may seem a little limited by comparison to PowerPoint, but as it's browser-based that means cross-platform compatibility. Additionally, it allows for collaborative work, and Google Slides really works well here. On top of the fact that it integrates with the rest of the Google Workspace apps, not least Google Drive, and you have a contender. 

Zoho Show  is another of the many, many tools and apps that Zoho has made available for business use. It also operates in the cloud so it's accessible to any device with a browser, and it also allows for collaborative work. You can also easily share the link for users to download, or provide a live presentation online. The updated version has a simpler and easier to use interface and comes with a free version and a paid-for one with expanded features.

Evernote  is normally thought of as just note-taking software, but it does provide the option to create a presentation you can share online or with an audience. In that regard, it's a little more limited than the other options in not being dedicated presentation software. However, as an easy and handy way to pull together a presentation quickly, it could serve as a backup or last-minute option, especially if Evernote is already being commonly used by you.

LibreOffice Impress  is part of the open-source suite offered as a free alternative to Microsoft Office, and comes with a powerful array of tools and editing options for your presentation, not least working with 3D images. It's supported by a large community, so it's easy to find an array of additional templates. If there is a limitation it's that it's software you download and install rather than web-based, but any presentations created should be easily portable to the web if needed.

Adobe Spark  does things a bit differently, as rather than just use images it's geared toward video as well. This makes for potentially more powerful multimedia presentations, especially as Adobe also has a big selection of photos and images available for its users. There is a free tier for core features but requires a subscription for custom branding, personalized themes, and support.

Slides  comes with a lot of features in an easy-to-use interface, and involves setting up presentations using drag and drop into an existing grid. It's also internet-based so there's no software to download, and it only requires a browser to use and access.

Presentation program may refer to any of the following:

1. In general, a presentation is a speech given by one or more speakers in front of an audience covering a new product or idea. For example, Steve Jobs gave a presentation in 2007 to introduce the iPhone .

2. A presentation program is a program that helps create a slideshow that addresses a topic. Presentation programs can be used in businesses and schools for discussing a topic or for teaching. Often, the presenter uses a projector to project the slideshow up on to screen that everyone can see. Below is an example of Microsoft PowerPoint, a commonly used program that creates presentations.

Once created, a person or group of people stand in front of other people and present the presentation . Presentations are shown one slide at a time, to explain the slides topic and then moving to the next slide until all are shown. For example, in a business presentation a co-worker may go through slides that illustrate how well the company is doing, its profits, sales, and other important information.

Tips on presentations

  • Follow the Guy Kawasaki "10-20-30 rule." Presentations should be no more than 10 slides, last no longer than 20 minutes, and have text no smaller than 30-point font.
  • Keep text simple with the "6 by 6 rule," which is six lines of text with six words per line.
  • Keep the text sparse and include pictures. There is a reason people say a picture is worth a thousand words.
  • Don't read the slides. Your slides should remind you of your talk and allow your audience to see only the important facts.
  • Prepare and arrive early to set up so your audience does not have to wait or watch you troubleshoot problems.
  • Always look into the audience and not only the slides, keep a steady pace when speaking, and speak loud and clearly so everyone in the room can hear you.
  • Do not use bright or flashy colors in an attempt to keep peoples attention. Use pastel colors as the backgrounds with a dark font.
  • Enjoy yourself. If you are not having fun or making the slide show entertaining, no one else is going to enjoy your presentation.

Package a presentation for CD or USB flash drive

You can create a package for your presentation and save it to a CD or USB drive so that other people can watch your presentation on most any computer. Making a package ensures that all external elements of the presentation, such as fonts and linked files, are transferred to the disk or flash drive. This is also called "publishing a presentation to a file."

Save your package to a CD

Insert a blank recordable CD (CD-R), a blank rewritable CD (CD-RW), or a CD-RW (that contains existing content that can be overwritten) in the disk drive.

In PowerPoint, click File , click Export , click Package Presentation for CD , and then click Package for CD .

In the Package for CD dialog box, type a name for your CD in the Name the CD box.

To add one or more presentations to package together, click Add , select the presentation, and then click Add . Repeat this step for each presentation that you want to add.

Tip:  If you add more than one presentation, they'll play in the order in which they are listed in the Files to be copied list. Use the arrow buttons on the left side of the dialog box to re-order the list of presentations.

To include supplementary files such as TrueType fonts or linked files, click Options .

Package a presentation for CD

Under Include these files , select the applicable check boxes:

To inspect your presentation for hidden data and personal information, select the Inspect presentation for inappropriate or private information check box.

In the Package for CD dialog box, click Copy to CD .

Save your package to a USB flash drive

Insert a USB flash drive in a USB slot in your computer.

In the Package for CD dialog box, click Copy to Folder .

In the Copy to Folder dialog box, select Browse .

In the Choose Location dialog box, navigate to your USB flash drive, select it or a subfolder in it, and then click Select .

The folder and path you chose are added to the Location box in the Copy to Folder dialog box.

PowerPoint asks you a question regarding linked files. It is best to answer Yes to ensure that all necessary files for the presentation are included in the package that is saved to the USB flash drive.

PowerPoint begins copying files, and when it is done it opens a window showing the complete package on the USB flash drive.

PowerPoint for macOS doesn't offer a "package presentation for CD" feature.

In PowerPoint for macOS, all content is embedded by default. So if you insert a sound, picture, or video, a copy of that media file is included within the PowerPoint file. The "Package for CD" feature is unnecessary, since you already have the content in the PowerPoint file.

PowerPoint for the web doesn't support this "packaging" feature, but it has other ways for you to share a finished presentation with others:

Using Presentation Package Microsoft PowerPoint 2007

How a window displays depends on the size of the window. Resolution determines how much information your computer monitor can display. If you use a low resolution, less information fits on your screen, but the size of your text and images are larger. If you use a high resolution, more information fits on your screen, but the size of the text and images are smaller.

Microsoft Office Button: in the upper-left corner is this button. You can use the menu to create a new file, open an existing file, save a file, et c.

Quick Access Toolbar: this tool providers you with access to commands you frequently use. The save, undo and redo appear on the Quick access toolbar.

Title Bar: it displays the name of the currently working presentation. PowerPoint names presentation start with Presentation1.

Ribbon: this is located near the top of the PowerPoint window, below the Quick Access toolbar.

Ruler: rulers are vertical and horizontal guides. Thy are used to determine where you want to place an object.

Slides, Placeholders and Notes: slides appear in the center of the window to create your presentation. Placeholders hold the objects in your slide. You can use placeholders to hold text, clip art, charts, and more. You use the notes area to create your notes. You can refer to these notes as you give your presentation.

Status Bar, Tabs and View Buttons: The view buttons appear near the button of the screen. It is used to change between Normal view, slider sorter view, and the slide show view.

Zoom: Thisallows you to zoom in and zoom out on the window. Zooming makes the window larger so you focus on an object. Zooming out makes the object smaller so you can see the entire window. You can click and drag the vertical and horizontal splitter bars to change the size of your panes.

To open the Ms PowerPoint application: click on START button, navigate to All programs, navigate to Microsoft Office, click on Microsoft Office PowerPoint.

Creating a New Presentation : PowerPoint presentation can be created on slides. Use layouts to organize the content on each slide. PowerPoint has several slide layouts. You can add effects such as theme and backgrounds to slides. Themes are set of colours, fonts, and special effects. Backgrounds add a coloured background to your slides.

Inserting the Contents : PowerPoint displays default slides in the slide pane when you open the package.

To Enter Text : click and type the title of your presentation in the “click to add title area”, “click and type a subtitle in the click to add subtitle” area.

To Insert Graphics or Pictures: Click in the “click to add title” or “click to add subtitle” area, press the enter key to bring the cursor down, from the ribbon bar, click on the insert menu, select the type of graphic options from clip art, select shapes, and pictures buttons from the menu.

To Add Clip Art Object : Click on clip art button, in the search for textbox, type a general description of the graphics you want to insert, then click on the ‘Go’ button., click on any image from the list of displayed graphics to insert into the slide.

To Add Picture Object : Click on picture button, the insert dialog box is displayed, cick on the location of the picture on the computer from the look in options, click on the desired image and click on insert command button. The picture is inserted into the slide as desired.

To Choose an Effect : Select the object you want to animate, choose the animation tab, click the custom animation button, the custom animation button pane appears, click the Add Effect button a menu appears, choose the type of effect you want. A submenu appears, click the effect you want, PowerPoint applies the effect.

To Add New Slides : Choose the Home tab, click the New slide button in the slides group, the office theme dialog box appears and displays several layout templates, click the layout you want, the layout appears in the slide pane of the PowerPoint window. To add text, click inside the placeholder and type. To add additional slide to your presentation, right click the slide layout, a menu appears, click layout and then click the layout you want, choose the Home tab, click the New slide button, select from the options.

To Save a Presentation: Click on the office button, select save from the options displayed, select the drive you want to save the document, click on the file name, type the desired document name, click on the save button.

To Run a Slide Show : Choose the slide show tab, click the “from the beginning button” in the start slide show group, click the slide show icon on the bottom right corner of your screen. Your slide show appears on your screen.

To Print Presentation : Click the Ms office button, a menu appears, choose print, click print preview, click the down arrow next to the print what field in the page setup  group and then select what you would like to print. A preview appears on the screen, click the print, the print dialog box appears, click the down arrow next to the colour/grayscale field to select whether you want your slides to print in colour, grayscale, or black and white, click ok.

To Close Presentation : click on the close button from the title bar.

Click on the START button, navigate to All programs, navigate to Microsoft Office, click on Microsoft Office PowerPoint.

Creating a new presentation:

The powerPoint presentation can be created on slides. Use layouts to organize the content on each slide. PowerPoint has several slide layouts. You can add effects such as theme and backgrounds to slides. Themes are set of colours, fonts, and special effects. Backgrounds add a coloured background to your slides.

Inserting the contents:

PowerPoint displays default slides in the slide pane when you open the package.

  • To Enter Text : Click and type the title of your presentation in the “click to add title area”, “click and type a subtitle in the click to add subtitle” area.
  • To Insert Graphics or Pictures: Click in the “click to add title” or “click to add subtitle” area, press the enter key to bring the cursor down, from the ribbon bar, click on the insert menu, select the type of graphic options from clip art, select shapes, and pictures buttons from the menu.
  • To Add Clip Art Object : Click on clip art button, in the search for the textbox, type a general description of the graphics you want to insert, then click on the ‘Go’ button., click on any image from the list of displayed graphics to insert into the slide.
  • To Add Picture Object : Click on picture button, the insert dialog box is displayed, click on the location of the picture on the computer from the look in options, click on the desired image and click on the insert command button. The picture is inserted into the slide as desired.

To choose an effect:

Select the object you want to animate, choose the animation tab, click the custom animation button, the custom animation button pane appears, click the Add Effect button a menu appears, choose the type of effect you want. A submenu appears, click the effect you want, PowerPoint applies the effect.

To add new slides:

Choose the Home tab, click the New slide button in the Slides group, the office theme dialog box appears and displays several layout templates, click the layout you want, the layout appears in the slide pane of the PowerPoint window. To add text, click inside the placeholder and type. To add an additional slide to your presentation, right-click the slide layout, a menu appears, click layout and then click the layout you want, choose the Home tab, click the New slide button, select from the options.

To save a presentation:

Click on the office button, select save from the options displayed, select the drive you want to save the document, click on the file name, type the desired document name, click on the Save button.

To run a slide show:

Choose the slide show tab, click the “from the beginning button” in the start slide show group, click the slide show icon on the bottom right corner of your screen. Your slide show appears on your screen.

To print the presentation:

Click the Ms office button, a menu appears, choose print, click print preview, click the down arrow next to the print what field in the page setup group and then select what you would like to print. A preview appears on the screen, click the print, the Print dialog box appears, click the down arrow next to the colour/grayscale field to select whether you want your slides to print in colour, grayscale, or black and white, click ok.

To close the presentation:

Click on the close button from the title bar.

The introduction of your prelisting presentation should be a personalized letter that directly addresses the homeowner and explains what the package includes. You don’t have to write a new letter every time, and you can save time in the future by creating a basic prelisting packet introduction letter, but you should include some personalization.

Since your prelisting presentation packet is meant to demonstrate why you are uniquely qualified to sell their home, sending them a generic package with clip art won’t be impactful. Instead, prepare an introduction letter template for types of listing clients, like FSBOs (for sale by owner), expired listings, real estate referrals , or leads from your sphere of influence.

2. A Brief Professional & Personal Biography

The next section of your prelisting package template should be a brief biographical summary (aka bio section), similar to a resume. While your leads won’t have the time or interest to read through your junior high soccer history, they want to get a sense of your success as a real estate professional and who you are as a professional. After all, they will be working with you on what may be a stressful and emotional transaction for the next few months.

Make sure your bio includes the following:

  • Brief summary of your experience
  • What makes you unique
  • Testimonials from former clients
  • Your headshot
  • Any real estate designations and their importance (make it clear how it helps your clients)
  • Personal tidbits about you so clients can relate

3. Introduction to Your Brokerage & Team

While most homesellers focus more on the real estate agent than their real estate brokerage , providing a brief overview of your brokerage and team is beneficial. It shows clients what services you can offer and that you have additional resources at your disposal.

Include information about your brokerage’s history, sales records, awards, and current or recent real estate listings comparable to the prospect’s home. Also, add evidence of your firm’s marketing prowess to assure prospective real estate clients that a top-notch brokerage further supports your efforts.

If you work within a real estate team, this is the time to introduce each member’s name and job position, especially any team members the sellers will contact or may be working with in case of your absence. Include short bios with headshots of your team leader, associate broker(s), marketing support, and virtual assistant to let potential listing clients know who they should talk to if issues arise.

4. Marketing & Advertising Plan

While you should hold off on making specific pricing recommendations or sharing customized marketing plans (this will be done when you’re hired), you should include an overview of the marketing skills and tools you plan to use to capture and generate high-quality leads. The following are some examples of marketing materials and strategies to help you grow your audience and increase your engagement:

  • Virtual staging or tours
  • Online real estate ads through social media platforms
  • Direct mailing
  • Social media posting on Facebook or Instagram
  • Syncing your real estate listings to various online platforms, like Zillow or Realtor.com

Furthermore, include a marketing case study to show how you achieved a successful sale with a similar home. The study should provide specific details about the tactics you used to demonstrate a property’s value, time on the market, and marketing channels you used. For example, if you’re pitching an FSBO lead, include a marketing case study on an FSBO property you recently closed. Show the channels you used to market the property and statistics to depict these channels’ success and closing timeline.

Statistics like the average days on the market, the percentage of sales closed over ask, and the number of sales closed in a specific area will support and act as evidence for your claims. Incorporate pictures and data for comparable properties to show your neighborhood expertise. This can help establish your presence and value of knowledge in the area where your potential client is selling their home.

6. An Overview of the Sales Process

Including an overview of the sales process gives homeowners a clear view of their next steps and helps them envision working with you. While you don’t need to write lengthy explanations of the sales process or cover all of the possibilities, a bulleted list of the basics will go a long way to educating your clients and demonstrating your value.

Be sure to include information about how negotiations work, the fee structure for sellers, and any additional services they’ll need, such as title company, escrow, real estate attorney, and mortgage broker. The list you give clients should match your real estate listing checklist to keep everyone on the same page throughout the process.

7. Market Statistics & Explanation of Comparative Market Analysis (CMA)

The prelisting package is the place to introduce local real estate market data. Include a few statistics about similar homes in the prospective client’s area and mention that you’ll present a comparative market analysis (CMA) during your meeting. Don’t send the complete CMA to the sellers before your listing presentation, but explain what it is and how it will help them price their home accurately so they can get the most money from the sale of their home.

Providing this data and information gives homeowners time to think about the market data and anticipate the information that will be included in your CMA. You can also mention that you must tour their home before making a final pricing recommendation and ask to schedule a time.

8. Sample Contracts & Disclosures

Including a sample real estate listing agreement contract in your prelisting packet helps sellers consider getting their property on the market. Homeowners are often so focused on the overwhelming number of tasks and decisions they’ll have to make to list their home that they don’t think about other vital details, like contracts and disclosures. Of course, when you present a list of questions to ask a real estate agent, you should also be prepared to answer each question.

  • What about all the paperwork and legalities? Can I do it all by myself?
  • How much should I price my home?
  • What should I do to have my home in top-selling condition and increase the property’s value?
  • Should I do some renovation or not? If yes, how much should I allot for the renovation?
  • How much should I fix? How much should I leave as is?
  • Which part of the property needs to be renovated?
  • Should I hire a contractor, painters, homestagers, and photographers? Or will I do everything on my own?
  • What marketing strategies are effective and will help me sell my home quickly?
  • Do I need to host an open house? If so, how many?
  • How much of a hassle is involved in showing my home?
  • Should I list my home on public sites like Zillow and Realtor.com?

You can also personalize these questions based on the seller’s situation. For instance, if your potential client is an FSBO or expired listing, include questions like “How long have you been trying to sell your home?” and “Do you have access to all the appropriate contracts, disclosures, and other legal paperwork?”

Prelisting Package Best Practices

Like most effective marketing materials, building an excellent prelisting presentation is as much an art as it is a science. What you include will be primarily determined by your experience, preferences, skills, and what type of homeowner you’re pitching. This is why you want to keep the various sellers in mind when constructing your package—to tailor it to their particular needs.

For example, a for sale by owner (FSBO) lead needs different types of education than a typical seller (e.g., the value of working with an agent rather than selling their home independently). A first-time seller might need a more in-depth understanding of the homeselling process than someone who’s sold multiple homes. Or an expired listing seller might need to be re-encouraged to work with an agent if their first agent failed to sell their home the first time.

However, in general, a prelisting package should address the following:

The Budget Proposal — Covering Two Years — Cuts Spending, Makes Government Leaner, and Preserves Core Services Without New Taxes on Hardworking Californians

WHAT YOU NEED TO KNOW: The Governor’s revised budget proposal closes both this year’s remaining $27.6 billion budget shortfall and next year’s projected $28.4 billion deficit while preserving many key services that Californians rely on — including education, housing, health care, and food assistance.

SACRAMENTO – Governor Gavin Newsom today released a May Revision proposal for the 2024-25 fiscal year that ensures the budget is balanced over the next two fiscal years by tightening the state’s belt and stabilizing spending following the tumultuous COVID-19 pandemic, all while preserving key ongoing investments.

Under the Governor’s proposal, the state is projected to achieve a positive operating reserve balance not only in this budget year but also in the next. This “budget year, plus one” proposal is designed to bring longer-term stability to state finances without delay and create an operating surplus in the 2025-26 budget year.

In the years leading up to this May Revision, the Newsom Administration recognized the threats of an uncertain stock market and federal tax deadline delays – setting aside $38 billion in reserves that could be utilized for shortfalls. That has put California in a strong position to maintain fiscal stability.

Even when revenues were booming, we were preparing for possible downturns by investing in reserves and paying down debts – that’s put us in a position to close budget gaps while protecting core services that Californians depend on. Without raising taxes on Californians, we’re delivering a balanced budget over two years that continues the progress we’ve fought so hard to achieve, from getting folks off the streets to addressing the climate crisis to keeping our communities safe.

Below are the key takeaways from Governor Newsom’s proposed budget:

A BALANCED BUDGET OVER TWO YEARS. The Governor is solving two years of budget problems in a single budget, tightening the state’s belt to get the budget back to normal after the tumultuous years of the COVID-19 pandemic. By addressing the shortfall for this budget year — and next year — the Governor is eliminating the 2024-25 deficit and eliminating a projected deficit for the 2025-26 budget year that is $27.6 billion (after taking an early budget action) and $28.4 billion respectively.

CUTTING SPENDING, MAKING GOVERNMENT LEANER. Governor Newsom’s revised balanced state budget cuts one-time spending by $19.1 billion and ongoing spending by $13.7 billion through 2025-26. This includes a nearly 8% cut to state operations and a targeted elimination of 10,000 unfilled state positions, improving government efficiency and reducing non-essential spending — without raising taxes on individuals or proposing state worker furloughs. The budget makes California government more efficient, leaner, and modern — saving costs by streamlining procurement, cutting bureaucratic red tape, and reducing redundancies.

PRESERVING CORE SERVICES & SAFETY NETS. The budget maintains service levels for key housing, food, health care, and other assistance programs that Californians rely on while addressing the deficit by pausing the expansion of certain programs and decreasing numerous recent one-time and ongoing investments.

NO NEW TAXES & MORE RAINY DAY SAVINGS. Governor Newsom is balancing the budget by getting state spending under control — cutting costs, not proposing new taxes on hardworking Californians and small businesses — and reducing the reliance on the state’s “Rainy Day” reserves this year.

HOW WE GOT HERE: California’s budget shortfall is rooted in two separate but related developments over the past two years.

  • First, the state’s revenue, heavily reliant on personal income taxes including capital gains, surged in 2021 due to a robust stock market but plummeted in 2022 following a market downturn. While the market bounced back by late 2023, the state continued to collect less tax revenue than projected in part due to something called “capital loss carryover,” which allows losses from previous years to reduce how much an individual is taxed.
  • Second, the IRS extended the tax filing deadline for most California taxpayers in 2023 following severe winter storms, delaying the revelation of reduced tax receipts. When these receipts were able to eventually be processed, they were 22% below expectations. Without the filing delay, the revenue drop would have been incorporated into last year’s budget and the shortfall this year would be significantly smaller.

CALIFORNIA’S ECONOMY REMAINS STRONG: The Governor’s revised balanced budget sets the state up for continued economic success. California’s economy remains the 5th largest economy in the world and for the first time in years, the state’s population is increasing and tourism spending recently experienced a record high. California is #1 in the nation for new business starts , #1 for access to venture capital funding , and the #1 state for manufacturing , high-tech , and agriculture .

Rising Interest Rates, a Fading Theatrical Movie Business and a Post-Strike Hangover: Breaking Down the Threats Facing the Cannes Market

Last summer, Paul Schrader was about to start shooting “Oh, Canada,” his adaptation of Russell Banks’ novel about a troubled artist taking stock of his life, when the major actors union went on strike. For a second, it looked like all that hard work, passion and planning might be for nothing — with performers on the picket lines and major studios holding out on their contract demands, it was hard to see how cameras would ever roll on the low-budget indie.

And even though Hollywood’s labor issues have been resolved, it’s never been harder for the independent producers and financiers who flock to Cannes each year looking to make and then sell their movies. They’re grappling with soaring interest rates, a fading theatrical marketplace and a new spirit of downsizing that’s gripped the industry. That’s to say nothing of a hangover from the COVID era, which made it costly and logistically challenging to make movies for more than a year.

“Post-strike and post-pandemic, the business is still sorting itself out,” said John Sloss, a veteran sales agent and the founder of Cinetic Media. “It’s been an enormously disruptive time and the industry is still trying to find its footing.”

But others feel that the European Film Market in Berlin was an unexpectedly robust marketplace, where movies like Celine Song’s “Big Bold Beautiful Journey” and the Will Smith action film “Sugar Bandits” scored impressive sales.

Will that optimism carry over to Cannes? On paper, there’s plenty of compelling projects for buyers, even if the crop of movies are lower-budgeted than ones that inspired bidding wars at past festivals.

“It might change Monday, Tuesday, but right now there are fewer [bigger] commercial projects,” Oliver Berben, at Germany’s Constantin, said last Friday.

The situation in international markets is brighter than the darker one facing the domestic film industry. After all, European companies like Constantin weren’t hit hard by the Hollywood strikes. They’ve been able to remain active as their American competitors labored to get their films completed.

Among the projects looking to find a home are action-thriller “Bear Country,” which finds Russell Crowe re-teaming with “Unhinged” director Derrick Borte, and “Flesh of the Gods,” which brings together the high wattage of stars Kristen Stewart and Oscar Isaac. Elsewhere, Ben Stiller and Colin Farrell headline “Belly of the Beast,” a true crime drama from Andrew Haigh (“All of Us Strangers”). The companies behind many of these movies are confident that the market in Cannes will build on the momentum from Berlin.

“Buyers have recovered a great energy and have appetite for quality,” said Marie Laure Montironi at Pathé, which is introducing Antonin Baudry’s “De Gaulle” as well as “In the Hell of Kabul,” directed by Martin Bourboulon (“The Three Musketeers”).  

Since horror films have delivered at the box office, companies are leaning into the spooks and scares. It helps that these movies don’t need pricey stars or extensive CGI. “Genre films are often modestly budgeted and are more reliant on concept and execution than major talent involvement,” explained Ford.

Some titles carry production pedigree, others are made by genre auteurs. Ford’s AGC Studios is bringing “The Menace,” from “Last Night With the Devil” producers Image Nation/Spooky Pictures; Neon is selling “It Follows” sequel “They Follow” and “Keeper,” from “Longlegs” director Osgood Perkins.
